Where We Build in Indiana
We build in four parts of Indiana. Indianapolis and the ring of counties around it, led from Carmel. Fort Wayne and the lake country, led from our model home in Leo. Clark County, built by our Louisville team from just across the river. And the southeast river counties, built by our Cincinnati team out of Lebanon, Ohio. Flat till in Hamilton, lake lots in Kosciusko, river bluffs in Dearborn and karst in Clark each ask something different of a house, so the people pricing your lot are the people who build there every week.

Why Indiana, Why Now
Hamilton and Boone
Hamilton County passed 387,000 people in 2025, up eleven percent since 2020 and the largest numeric gain of any Indiana county. Next door, Boone County posted the fastest percentage growth in the state as the LEAP district in Lebanon fills in around Lilly’s multi-billion-dollar manufacturing campus. Outside Carmel, Westfield and Zionsville, most of that land is well and septic on clay till, and we price all of it before you buy.
Hendricks, Hancock and Johnson
The west, east and south sides of the Indianapolis ring, where acreage is still inside a thirty-minute commute. Hancock County was second only to Boone for percentage growth in 2025, and Hendricks and Johnson have been adding subdivisions along I-70 and I-65 for two decades. The lots left are the ones with a creek, a floodplain line or a long driveway, and those are the lots we know how to price.
Fort Wayne and the Lakes
Allen County passed 400,000 residents in 2025 for the first time, its ninth straight year of more people moving in than out, and building permits topped three billion dollars for the second year running. An hour west and north, the Kosciusko, Noble and Steuben lakes are where Fort Wayne families go for a lot with water, and where septic setbacks and shoreline rules matter most.
The Dimora, and the Families Who Build With Us
The Dimora, Zionsville
A 3,107 square foot DiYanni home on Totton Court in Zionsville, opened to the public during construction so Boone County families could see the framing, the mechanicals and the finishes for themselves before deciding on a home of their own.
Seen at the Parade of Homes
The Builders Association of Greater Indianapolis runs the Parade of Homes each spring, more than sixty new homes by more than twenty builders across central Indiana, free to tour. In 2025 we opened our Forest Creek model on Grannan Lane in Carmel for the Best of the Parade weekends. Come see what a DiYanni home looks like finished, then tell us about your land.

Plans That Fit Indiana Lots
One hundred published floor plans from 1,800 to 4,676 square feet. Thirty-eight ranches and forty first-floor-master plans. Five multi-generational plans for households growing in both directions. Full basements are the norm on the flat till around Indianapolis, walkouts suit the lake lots in the northeast, and on the shallow rock of southern Indiana the depth to limestone decides basement versus slab. Every plan can be modified to fit your lot and your life, and if you already have drawings, bring them.
Bring Us Your Parcel Number
The parcel number from your county assessor is all we need to start. We will pull the county, city, zoning, floodplain and utilities and tell you what the lot will ask of you before you spend a dollar.
Building in Indiana: Questions We Hear Most
Which Indiana counties do you build in?
Seventeen Indiana counties across four build areas. Around Indianapolis: Boone, Hamilton, Hancock, Hendricks, Johnson and Marion. Around Fort Wayne: Allen, DeKalb, Kosciusko, Noble, Steuben and Whitley. Clark County, across the river from Louisville, is built by our Louisville team, and Dearborn, Franklin, Ohio and Ripley counties in the southeast corner are built by our Cincinnati and Dayton teams out of Lebanon, Ohio. If your parcel is a county past the list, call the nearest center. We build a county or two past the line when the drive makes sense for our field team.
Who issues my building permit in Indiana?
Indiana has townships, but they do not issue building permits. On unincorporated land the county plan commission issues the Improvement Location Permit and the building permit under the 2020 Indiana Residential Code, and the county inspects. Inside a city the city does it: Carmel's Department of Community Services, Fishers, Noblesville and Westfield each run their own building office, and Indianapolis issues permits for Marion County. In Allen County one building department covers Fort Wayne and the unincorporated county. Our land profile records which office on day one, and we pull the permits.
Do I need a soil evaluation before septic in Indiana?
Yes. Indiana's residential onsite sewage rule, 410 IAC 6-8.3, requires an on-site soil evaluation before the county health department will issue a septic permit, and the system must be installed by a state-registered installer. Hamilton, Boone, Hendricks, Allen and the other counties each administer the state rule with their own ordinance on top. We schedule the soil evaluation as part of your land profile so the system design and its cost are known before you sign.
What is the ground like under an Indiana lot?
It depends which end of the state. Central Indiana is the Tipton Till Plain: flat glacial clay with a high water table, so basements are routine but drainage, perimeter drains and the sump are planned, not assumed. Northeast Indiana is moraine and lake country, with gravelly outwash, clay-rich till and kettle lakes in Kosciusko, Noble and Steuben, where lake lots need extra care with septic. Southern and southeast Indiana sit on thin soil over limestone, with sinkhole-prone karst in Clark County and shallow rock in Dearborn and Ripley, so rock excavation gets its own line in the estimate.
Can I drill a well on my Indiana land?
Usually. Indiana issues no state permit for a private residential well, but the well must be drilled by a state-licensed driller who files the well record with the Department of Natural Resources within 30 days, and some counties, Marion among them, require a health department well permit first. The well has to keep its setbacks from your septic system. Where a utility or rural water line is within reach, we estimate the tap fee and the run the same way so you can compare on paper.
My land is near the White River, the Eel River or the Ohio. Can I build there?
Usually, with a floodplain review first. Indiana's Department of Natural Resources must issue a construction in a floodway permit before the county can release a building permit for anything in a mapped floodway, and local ordinances put the lowest floor two feet above the base flood elevation. The White River and its forks, the Eel, the three rivers at Fort Wayne and the Ohio in Clark and Dearborn counties all carry FEMA floodplain. Elevation and fill are estimated with the lot, not discovered later.
Can I walk through a finished DiYanni home in Indiana?
Yes. The Casoria, our 3,800 square foot model in Leo, is the Fort Wayne sales and design center. Around Indianapolis, our sales and design center on Meeting House Road in Carmel meets by appointment. Southern Indiana families are welcome at The Weller, our award-winning model in Louisville, and the southeast corner at The Vineyard in Lebanon, Ohio.
