Where We Build in Kentucky

We build in two parts of Kentucky. Greater Louisville, led from The Weller, our model home on Urton Lane. And Northern Kentucky, where the same field team that builds in Warren and Hamilton counties crosses the river into Boone, Kenton and Campbell. A riverfront lot in Oldham, hillside acreage in Shelby, I-65 growth in Bullitt and I-75 growth in Boone each ask something different of a house, so the people pricing your lot are the people who build there every week.

Louisville

Jefferson County and the ring around it, run from The Weller model on Urton Lane in Middletown.

Counties: Bullitt, Henry, Jefferson, Oldham, Shelby, Spencer

Also Clark County, Indiana, across the river from Louisville.

About the Cincinnati region

Don’t see your county? Call the Louisville center before you rule us out. We often build a county or two past this list when the drive makes sense for our field team. Lexington and the Bluegrass are outside our current build area.

Why Kentucky, Why Now

Oldham and Shelby

Oldham County has Kentucky’s highest household income, its top-ranked public schools and a proposed six-billion-dollar data center campus. Next door, Shelbyville landed a $712 million battery plant and 1,572 jobs, and the fiscal court kept its five-acre agricultural minimum, so acreage lots stay acreage. Most of that land is well and septic over limestone, and we price all of it before you buy.

Bullitt and Spencer

Spencer County is one of the five fastest-growing counties in Kentucky by percentage since 2020, and Bullitt grew more than ten percent in the decade before that along I-65 through Mt. Washington and Shepherdsville. Taylorsville Lake and the Salt River valley are where Louisville families go for land with a view, and where floodplain and rock both matter.

Louisville and Northern Kentucky

UPS Worldport is the region’s largest employer at about 26,000 jobs, and Kentucky is the only state with UPS, DHL and Amazon air hubs. Ford’s BlueOval SK battery park sits one county south of Bullitt. In Northern Kentucky, CVG and the Amazon Air hub in Boone County have made Boone, Kenton and Campbell Cincinnati’s fastest-growing suburbs.

The Weller, and the Families Who Build With Us

Inside The Weller

Four bedrooms, four and a half baths, 3,345 square feet on Urton Lane in Louisville’s east end. Built as our Kentucky model and sales center, it opened in March 2025 and took Best Overall Model Home at Homearama that September. Walk it in the video, then walk it in person.

Recognized in Louisville

Homearama is the Building Industry Association of Greater Louisville’s annual showcase, running since 1968, with new homes across Jefferson, Oldham and Bullitt counties open to the public for three weekends each September. In 2025 The Weller was named Best Overall Model Home.

Plans That Fit Kentucky Lots

One hundred published floor plans from 1,800 to 4,676 square feet. Thirty-eight ranches and forty first-floor-master plans. Five multi-generational plans for households growing in both directions. Walkout basements suit the Oldham and Shelby hillsides, and on shallow-rock lots the depth to limestone decides basement versus slab more often than it does in Ohio. Every plan can be modified to fit your lot and your life, and if you already have drawings, bring them.

Bring Us Your Parcel Number

The PVA parcel ID is all we need to start. We will pull the county, city, zoning, floodplain and utilities and tell you what the lot will ask of you before you spend a dollar.

Building in Kentucky: Questions We Hear Most

Which Kentucky counties do you build in?

Fourteen Kentucky counties across two build areas. Around Louisville: Bullitt, Henry, Jefferson, Oldham, Shelby and Spencer, plus Clark County across the river in Indiana. In Northern Kentucky: Boone, Bracken, Campbell, Grant, Kenton, Mason, Owen and Pendleton. If your parcel is a county past the list, call the Louisville center. We build outside the list when the drive makes sense for our field team. Lexington and the Bluegrass are not in our current build area.

Do you build in Northern Kentucky, and who runs those jobs?

Yes. Boone, Kenton, Campbell and the river counties east of them are run from our Lebanon, Ohio sales and design center, The Vineyard, about 45 minutes up I-75 from Florence. The same field team builds on both sides of the river, and the Kentucky permit, septic and inspection differences on this page are part of every Northern Kentucky land profile.

My lot is in Oldham County, not Louisville. Who issues the permit?

Kentucky has no townships, so it is the county or the city, and we find out which on day one. Outside Louisville Metro, the county planning commission handles zoning and the county building office issues the permit: Oldham County Planning and Zoning in La Grange, the Triple S Planning Commission in Shelbyville, Bullitt County Building and Safety in Shepherdsville. Inside Jefferson County, Louisville Metro Construction Review issues the permit unless your lot sits in one of the home-rule cities, such as Anchorage, Prospect or Middletown, that run their own zoning. We pull the permits either way.

Do I need a soil evaluation before septic in Kentucky?

Yes. In Jefferson County the Louisville Metro Department of Public Health and Wellness runs the onsite septic program: a site evaluation application, backhoe pits dug with a certified installer present, then a construction permit filed by the installer. The Northern Kentucky Health Department does the same for Boone, Kenton, Campbell and Grant, and wants the evaluation done before any construction starts. We schedule it as part of your land profile so the system design and its cost are known before you sign.

Will we hit rock digging the basement?

Often, yes. Central Kentucky sits on limestone under thin soil, frequently less than 25 feet down, and Crider silt loam over limestone is the common soil across Oldham and Shelby counties. Rock excavation is priced as its own line in the land improvement estimate, and on shallow-rock lots we will show you the slab and walkout options next to the full basement so you can compare on paper.

My land is near the Ohio River or Floyds Fork. Can I build there?

Usually, with a floodplain review first. Along the Ohio River, Floyds Fork and the Salt River, FEMA floodplain maps decide what is allowed. In Jefferson County, MSD issues a Foundation Only permit first and requires the lowest finished floor to sit two feet above the base flood elevation before the rest of the permit releases. Riverfront lots in Goshen, Prospect and Bullitt County get the same check. Elevation and fill are estimated with the lot, not discovered later.

Can I walk through a finished DiYanni home in Kentucky?

Yes. The Weller, our 3,345 square foot model at 114 Urton Lane in Louisville, is open Tuesday through Saturday and won Best Overall Model Home at the 2025 Louisville Homearama. It doubles as our Kentucky sales and design center, so you can walk the house and sit down with the team in the same visit. Northern Kentucky families are welcome at The Vineyard in Lebanon, Ohio.
